How remortgaging works
There are various steps that you must go through when remortgaging your home that a solicitor can help with:
Your solicitor will need to contact your current lender to have them release the title deed to the property.
Your new lender will require your property to be valued to ascertain how much it is worth and, therefore, what percentage of the property’s value they will be lending you.
The title on your property will need to be checked to show that it is in your name, the existing lender details are correct and there are no issues with the title that could cause problems.
Your new lender will likely require certain checks and searches to be carried out to identify any issues that could potentially affect the value of your property. These will usually include a local search, but other searches may be required depending on any particular issues affecting your local area.
It is important to have the terms of your new mortgage thoroughly checked by an expert so you can be confident you fully understand what you are agreeing to.
This provides full details of the remortgage, including all costs, the balance being paid off, the value of the new mortgage etc.
Once you have signed the new mortgage deal, your solicitor will take receipt of the funds, use them to pay off your old mortgage, then transfer any remaining balance to your account.
Once the remortgage is complete, you solicitor will need to apply to HM Land Registry to update the property title with the details of your new lender.

This will depend on the circumstances, but 4-8 weeks is typical. If you are staying with the same lender, it will normally be quicker.
How much does remortgaging cost?
This will depend on the situation. The main costs you may have to cover include:
- Early repayment charge – where applicable, this will be charged by your current lender for ending the mortgage early.
- Title deed release fee – charged by lenders for releasing the title deed to the property – can usually either be paid upfront or when the remortgage is complete.
- Mortgage arrangement fee – charged by your new lender.
- Booking fee/application fee – charged by some lenders for securing a mortgage deal with a more favourable interest rate, such as a fixed-rate or tracker mortgage.
- Valuation fee – some lenders may charge a valuation fee, but most do this for free.
